Owner Next Steps

Congratulations! You’ve gotten signed up with Progressive and we’re so excited to work with you!

Here is what you can expect to happen next:

1. Important “Things” We Need

  • Collect all keys

  • We’ll need 2 copies of each key – one of the tenant and one for us to keep in case of emergency

  • We need ALL keys – front door, garage remotes, side doors, mailbox keys, misc. keys, etc.

  • HOA cards

  • HOA CC&Rs

  • Gate/Access codes

  • Parking permits

  • Parking spot #

  • Mailbox #

  • What utilities are included (if any)

  • Is there a fireplace? If so, is it usable?

2. Meet Your Local Property Manager

Your local property manager will contact you to set up a time to meet with you at your investment property. They will be your main point of contact moving forward. We’re always here for you if you need it though!

3. Get Your Investment Property Rent Ready

An inspection of your home will be done by your property manager and they will let you know what you may need to do to get it ready, if anything. They will coordinate with vendors to get this all done for you.

4. Market Your Investment Property

Your property will be put on the MLS (Multiple Listings Service) as well as marketed on over 1000 different rental websites. You can talk with your property management about For Lease signs and other means of marketing if you wish.

5. Screen Tenants

Tenants will apply using our system AppFolio where your property manager will screen the tenant and then present the application to you.  For more information on our leasing and screening process head over to our FAQs on our website at www.propropinc.com

6. Execute a Contract

Once you’ve chosen a tenant your property manager will create the lease contract along with all necessary disclosures and our PPM Addendum to the Contract. They can send this to you via DocuSign to sign electronically or they can sign on your behalf with your approval.

7. Move Your Tenants In

After the contract has been fully executed, all move-in funds have been collected, and a move-in date has been set in place your property manager will meet with the new tenants at the home to hand over keys.

8. Management Begins!

How to Get Your Property ‘Rent Ready’

Here are a few things you can do to help get your property rent ready:

  • Touch up paint - You may want to consider getting a room or your whole home completely repainted if it’s been over 5 years since the last time you re-painted.

  • Carpet cleaning or replacement - If your carpet is beyond a cleaning, it may be time to get it replaced. The lifespan on a carpet is typically 5 years and even sooner if you’ve had pets or had a lot of wear and tear.

  • Make sure all windows have screens and none are broken or torn.

  • Make sure all doors and windows can lock and can easily be opened and closed.

  • 10 year lithium battery smoke detector – 1 in each room and 1 in the common room. If 2 stories – one on each floor

  • Carbon Monoxide – in the common area. If 2 stories – one on each floor

  • Water Heater strapped down – 1/3 up and 1/3 down

  • Clean the property - We recommend to get this done last or right before your tenant moves in to ensure it’s fresh for them! (After painting, carpet replacement, showings etc.)
